Structural findings for homeowners, printed before a price is ever quoted

Estate cleanout in Kirkwood, without the guesswork

Most of what gets sold as an estate cleanout is a truck and a crew with no plan. We walk the property first, put the scope in writing, and quote one flat number that does not move once work begins.

The Ridgeline Report — Section 1Free walkthrough

What an estate cleanout assessment measures first

Floor walkthrough are shot across the whole footprint, wall condition is recorded at fixed points, and the exterior routing path is walked end to end. Two hours. No charge, and no sales pitch attached to the findings.

One number covering the whole job -- no hourly rate, no surprise add-on once the truck is loaded.

The Ridgeline Report — Section 2Readings

The readings, before anyone quotes a price

Condition matters less than sentimentality. A worn or dated item is usually fine to donate. Anything flagged to keep at the walkthrough is set aside by hand, never bagged with the rest.

Donation routing measured with a straightedge at mid-height on a block foundation wall

If the answer is that nothing needs repair, that is the answer you will get, in writing, with the numbers that support it.

The fixed price for estate cleanout work

The Ridgeline Report — Section 5Questions

Questions Kirkwood owners ask

How much does an estate cleanout cost in Kirkwood?

The price depends on the size of the property and how much is inside, and the quote comes out of the walkthrough, not a guess over the phone. We will not quote a number before seeing the property, because a number given before a walkthrough is a guess that later becomes a change order.

What happens to items you remove?

Usable furniture, appliances, and household goods are routed to local donation partners first. What cannot be donated is recycled where possible, and only what is left goes to disposal.

How long does a whole-property cleanout take?

Most single-family homes clear in one to two working days. Garage, attic, and basement clearance is included, not billed separately. The walkthrough itself happens before any of that and takes about two hours.
